The client brief was the refurbishment of an existing hotel complex back to residential accommodation, using the highest quality materials and cutting-edge technology to provide luxury apartments across 215,000 ft².
The listed façade was to be retained and the site enhanced with basement level car parking and leisure facilities. The leisure facilities included the provision of a swimming pool and gym.
The scope of work included main services distribution, design procurement of specialist designers, ESWA (electric heating), Lloret (integrated control systems) and SMC (AVA/intelligent lighting, audio/visual control systems). With respect to the building services, each apartment was as self-contained as possible, with sub-metering ensuring accurate measurement of energy usage.
The services comprised of firefighting and smoke clearance to the cores, ground source cooling, fully-boosted domestic hot and cold water service, comfort cooling via VRF fan coils (served from GSHP condensers), gas supplies to flame effect fires and kitchens, integrated intelligent lighting and security systems, landlord's CCTV and entry/access control, feature lighting and internet services. The apartments also benefited from electric under-floor and ceiling heating to the principal rooms, showers and bathrooms.
