40 Broadway, Westminster, SW1

The project involves the redevelopment of an existing group of buildings in the corner of 40 Broadway and Carteret Street in Victoria, Westminster. The project is split into two phases.

Phase one is at the rear of the rear of the development and will comprise a five-storey commercial space including a basement across 14,498 ft². The existing utilities are being reconfigured to provide the building with independent services from the surrounding buildings.

The phase one work is adjacent to residential units and as such were subject to restrict acoustic requirements as part of the planning conditions. The introduction of an exposed ceiling maximises floor-to-ceiling heights. A shallow floor void for floor grommets and the use of desk mounted distribution systems also enhances the feeling of ‘space’.

The phase two development involves the relocation of the stair and lift core and the introduction of sprinklers as well as generator back-up power supplies for life safety equipment - all of this within the existing footprint of the 77,518 ft² building.

This building also contains an existing network substation which needed to be relocated to an alternative location within the building to allow construction of the substructure. The ground floor is being designed for possible catering or office use depending on market demands when the project completes. This phase also includes 3,918 ft² of retail space.
