77 The Harley Building, New Cavendish Street, Marylebone

This refurbished office building located at 77 New Cavendish Street in Marylebone provides 36,000 ft² of office accommodation across seven floors and occupies an island site. It features a stunning reception with limestone flooring and a roof terrace. There is also retail space at ground floor.

Originally a residential mansion block built in 1920, the building had been transformed into offices in the 1980s but was showing signs of neglect. This refurbishment restores the stone façade to its original beauty and introduces full height windows to fill the internal spaces with light.

Services include new VRF air-conditioning, underfloor services and LED lighting.

To encourage greener modes of travel there are also secure bike stands, shower and locker room facilities.

Mecserve was engaged to undertake the full design duties of the building services installation. Coordination was required to provide maximum ceiling heights within the constraints of the existing floor levels. A central drop ceiling perimeter around the core was used to serve an occupied perimeter zone.

Considered equipment selections were made to ensure the scheme’s environmental performance obtained a Gold SKA rating.

Tenancies were arranged on a floor-by-floor basis, with each demise receiving a separate distribution board, VRV system and hot water generating equipment.
