DESIGN AUDIT: Ikea, 214 Oxford Street, W1
Summary:
Converting the former flagship of Top Shop on London’s Oxford Street into an iconic Ikea smaller format store, offering a selection of accessories, furniture, and a planning studio. The building will also offer workplace and co-working facilities.
MEP Services Review:
- Audited MEP design completed to Stage 4 by Ramboll
- Reviewed all MEP building services documents, focusing on:
- key risks
- spatial coordination
- missing information
- compliance + benchmarking
- design related issues
- plant replacement strategy
- potential value engineering
- general observations
- Provided feedback in key defined areas, identified solutions + alternative design approaches to aid the client in the next phase of the project, bringing added value in terms of costs, programme, ease of installation + maintenance etc
MEP Services Design Development:
- Taking ownership of the MEPH design + completing on behalf of Phoenix ME
- Reviewing and providing feedback on the completed drawings + modelling
Energy & Sustainability (ESD) Services:
- CIBSE load checks using the existing IES-VE model
Challenges Overcome:
- As with all audits:
- establishing the brief to fully understand the MEPH design foundations
- understanding reasoning behind decisions that are not always documented
- obtaining valued feedback + resolutions from the base build team of our findings
Current Status:
- Supporting the progress of the MEP design, on behalf of Pheonix ME
- Prioritising basement works, as IKEA occupation is first milestone
- Continuing liaison and collaboration with the base build team to ensure robust design
