Mecserve was appointed to assist with a mixed office and warehouse development for MEPC - located in a prime location with full panoramic waterfront views.
Total office and warehouse space combinations of approximately 13,000 ft² to 30,000 ft² were provided with the offices arranged over two floors.
The buildings were fully self-contained with LPHW heating provided to the office and associated areas. The main plant was located at 1st floor level, with distribution pipework serving the radiators fed via the false floor voids.
Lighting was provided by fully recessed modular luminaries with fluorescent lamps and low brightness louvres complying with CIBSE Lighting Guide 3, Category 2.
All lighting was operated by a lighting control system to permit increased flexibility and ease of use by the tenants.
