Summary:

Signature offers award winning luxury assisted living, nursing and dementia care in a range of locations which includes communal facilities, such as café, restaurant, private dining, pub/lounge, activity spaces, cinema, hair salon and spa bathing.

Homes are generally new build developments, or have some aspects of retained facades/buildings on redeveloped historic buildings. The design of the buildings maximises independent living through the provision of private apartments, incorporating features to ensure the ease and security of their residents. Back-of-house areas include offices, plantroom, laundry and kitchens.

Example challenges overcome:

  • Schemes, often in residential areas, are reverting to all-electric in a drive to reduce carbon footprint, which increases external equipment, noise production and impacts plant replacement
  • By collaborating with the architect and acoustic consultant we ensure modular plant is as discrete as possible, does not impact the expected massing and is shrouded/screened with minimal cost and visual impact
  • Cost varies across the portfolio, driven by available rental aligned with location, challenging the design to be cost effective, whilst providing a high-level resident experience
  • Examples include adapting technology, eg, circadian lighting within dementia wings and carefully considered lighting controls separately suited to each environment
  • Following COVID we reviewed MEP services on measures to further protect vulnerable residents
  • Examples include improved ventilation, UV treatment of supply air, touchless controls and increased wash stations
