11 Waterloo Place, St James's

Mecserve worked with Lifschutz Davidson Sandilands at 11 Waterloo Place (formerly Trafalgar House), to refurbish this Grade II listed Regent Street building, which launched The Crown Estate’s regeneration of lower Regent Street. The key to the success of the project was delivering office space to contemporary standards while maintaining and restoring as many of the original internal features as possible. 

The project required the refurbishment of four floors of office accommodation and basement area over 15,780 ft². Further complexity was added to the scheme through the requirement to keep the existing commercial space at ground and first floor operational throughout the works.

On the main office floors, careful placement of energy efficient VRF heating and cooling units within both low-level perimeter housings and a central ceiling mounted bulkhead allowed the restored ceiling plasterwork and cornicing to be retained. The refurbishment also involved the complete replacement of the existing lighting installation, and refurbishment of the main ventilation plant to extend its useful life. ‘Back of house’ connection to the building basement was achieved through the ‘secret’ insertion of a bespoke external platform lift into an existing basement lightwell. This level access to the basement facilitated the conversion of redundant plant and storage areas into cycle storage with shower and changing facilities to meet the demands of the modern occupier.
