Mecserve worked with Buckley Gray Yeoman to develop a new TMT product for British Land. Originally built as an early car showroom, the building became the BBC Radio Archive before being converted to broadcast studios, with Radio 1 and Radio 1 Extra still broadcasting from there when development commenced.
The scheme involved the provision of a new core built within an existing lightwell and the reconfiguration of the space to provide top quality office and A1/A3 retail space. Two additional floors were added in a mansard extension to the existing building providing a total of 46,800 ft². The scheme achieved a BREEAM ‘Very Good’ rating.
High-quality cycling facilities are provided at basement level and new WCs were provided throughout.
Mecserve worked with the design team to develop a set of employer’s requirements before the contract was let on a design-and-build basis to McAleer & Rushe. Mecserve were retained by British Land in a monitoring role.
The project includes underfloor distribution of ventilation air with ceiling mounted, semi-exposed fan-coil units on each floor.
